It’s the first residential project L&T Realty is building in Gurugram. The company bought about 20 acres in Sector 86 in April 2026, paying ₹1,123 crore, and this is what it plans to build there. We’ve pulled together what’s confirmed so far, and we’re clear about what still isn’t.
Where it is
Sector 86 is in New Gurugram, between NH-48 and the Dwarka Expressway. What’s nice about this particular site is that it has a road on every side: two wide 84-metre sector roads and two smaller ones. So there are several ways in and out, and no public road running through the middle of your neighbourhood. NH-48 at Kherki Daula is about 6.5 km away, and IMT Manesar about 7 km.
The homes
Phase 1 has 3 and 4 BHK apartments in two collections. Majesta is the standard plan, and Luxuria is the bigger one. Sizes run from about 2,500 sq. ft. for a 3 BHK Majesta up to about 4,000 sq. ft. for a 4 BHK Luxuria.
Only four homes share each core, with seven lifts between them, and every home opens onto a wide deck. In practice that means fewer people in the lobby and less waiting around.
Land, towers and open space
Seven G+37 towers are planned around a big open centre: about 10 acres of greens and a 5-acre water body. More than 80% of the land stays open. Cars go underground, across three basement levels, so the lawns stay quiet and safe for children.

Amenities
About 1.25 lakh sq. ft. of club and amenity space is planned, including a pool deck, gym, spa, café and restaurant, and courts for tennis, badminton and squash, alongside jogging and cycling tracks and a kids’ play zone.
Launch status
You can register an Expression of Interest (EOI) of ₹10 lakh with your KYC. RERA registration has been applied for under RERA-GRG-PROJ-2365-2026, and approval is still awaited. No possession date has been announced yet, and we’ll update this page when one is.
