Roads decide how a home feels to live in, maybe more than anything inside it. Two of them matter most for Sector 86: the Dwarka Expressway, which is already running, and the Southern Peripheral Road (SPR), which is still being upgraded. Here’s where each stands in late 2026.

The Dwarka Expressway: open and running

The 19 km Haryana section of the Dwarka Expressway was opened on 11 March 2024. It runs from the Delhi–Haryana border down to Kherki Daula on NH-48, and Sector 84, right next door to Aravista, was where the formal opening took place.

It’s built as an access-controlled expressway, so through traffic stays on the main carriageway and local traffic uses the service roads. Near the airport, the road dives into an eight-lane tunnel, and a separate tunnel links straight to IGI Terminal 3. Larsen & Toubro was one of the contractors that built it, which is a nice coincidence.

For Sector 86, this is the road that makes the location work. It’s your route to Dwarka, the airport and Delhi, without having to fight NH-48 at peak hour.

Service roads: the next piece

The expressway itself is done, but the service roads alongside it have lagged. In November 2025, the Gurugram Metropolitan Development Authority (GMDA) announced plans for about 90 km of new service roads along the corridor, around 55 km of them for Sectors 81–95. That’s the part that will matter most for day-to-day trips between neighbouring sectors.

The Southern Peripheral Road (SPR)

The SPR runs on the other side of NH-48, linking it with Sohna Road and Golf Course Extension Road. From Sector 86, it’s the route you’d take across to the offices, malls and schools on that side of the city, so it matters even though it doesn’t touch Aravista directly.

The big upgrade planned for it is a signal-free elevated corridor, and it’s had a long, slow history: designs and costs have changed several times over about seven years. In 2026, things finally moved:

  • June 2026: GMDA restarted planning for the 6 km Ghata Chowk to Vatika Chowk stretch, inviting consultants to prepare a fresh detailed project report.
  • October 2026: GMDA invited construction bids for Package 1, a 4.23 km elevated stretch between NH-48 and Vatika Chowk, estimated at about ₹776 crore. Bids are due on 18 November 2026, and the work is planned over roughly 30 months.

So, realistically, the elevated SPR is a few years away. Once it’s built, the drive from NH-48 across to Golf Course Extension Road should be noticeably quicker.

What this means for Aravista buyers

  • The Dwarka Expressway gives Sector 86 its main link today, and it isn’t a promise. It’s already open.
  • Service roads along the expressway will improve short local trips over the next few years.
  • The SPR upgrade is a longer-term bonus for anyone commuting to the Sohna Road or Golf Course Extension side.

One honest word of caution: public projects in Gurugram have a habit of running late. Buy for what’s built, and treat the rest as upside.
