Every project ad shows the starting price. Very few show what you’ll actually have paid by the day you get your keys. Let’s fix that for L&T Aravista.

One thing up front: L&T hasn’t published a full cost sheet for every extra yet. So below, we’ve split the costs into the ones we can calculate today and the ones you need to ask for in writing.

What we can calculate today

GST. Under-construction homes that aren’t “affordable housing” carry GST at an effective 5% of the price, with no input tax credit. Aravista is well above the affordable-housing limits (₹45 lakh and 60 sq. m carpet in a metro), so 5% applies. Ready homes with an occupancy certificate don’t attract GST at all.

Stamp duty and registration. 7% for a man, 5% for a woman and 6% for joint buyers in urban Gurugram, plus a registration fee capped at ₹50,000. We’ve covered this in detail in our stamp duty guide.

HomeBase price*GST (5%)Stamp duty (7%)Subtotal
3 BHK Majesta₹4.75 Cr₹23.75 L₹33.25 L≈ ₹5.33 Cr
3 BHK Luxuria₹5.50 Cr₹27.50 L₹38.50 L≈ ₹6.17 Cr
4 BHK Majesta₹7.00 Cr₹35.00 L₹49.00 L≈ ₹7.85 Cr
4 BHK Luxuria₹8.00 Cr₹40.00 L₹56.00 L≈ ₹8.97 Cr

*Indicative Phase 1 starting prices. Subtotals include the ₹50,000 registration fee and assume a male buyer; a woman buyer pays 2% less stamp duty.

So before any extras, a home costs roughly 12% more than its headline price.

What to ask for in writing

  • Preferential location charge (PLC). Many projects charge extra for floors, corners or views. At Aravista, where so many homes face the central greens, ask whether views or higher floors carry a PLC, and how much.
  • Car parking. Parking is in three basement levels. Ask how many covered spaces come with each home, and whether extra spaces are sold separately.
  • Club membership. With about 1.25 lakh sq. ft. of club space planned, ask whether membership is included or charged separately.
  • IFMS (interest-free maintenance security). A one-time deposit, usually charged per sq. ft., that’s meant to be handed to the residents’ association later. Ask the rate and the refund terms.
  • Advance maintenance. Some developers collect 12 to 24 months of maintenance at possession. Ask how many months and at what rate.
  • Power backup, utility connections and legal fees. Small individually, but they add up.

Across Delhi NCR, these extras commonly push the final bill 15–25% above the base price once taxes are included. Get the cost sheet in writing before you pay anything beyond the EOI.

Don’t forget the running costs

Monthly maintenance for luxury towers in Gurugram typically runs at several rupees per sq. ft. a month, and GST applies once your monthly bill crosses ₹7,500. Aravista’s maintenance rate hasn’t been announced yet. We’ll update this guide when it is.

How the payments are spread

You won’t pay all of this at once. The base price follows the payment plan. GST is charged on each instalment as you pay it. Stamp duty, registration and the possession charges come at the end. Our home loan guide covers how the bank part fits in.
