At ₹4.75–8 crore, most people buy a home like this with a mix of their own money and a home loan. That’s completely normal. But a new launch works a little differently from a ready flat, and a few of those differences can catch you out if nobody mentions them.

How much can you borrow?

For homes above ₹75 lakh, RBI rules cap the loan at 75% of the property value, so you need at least 25% from your own funds — plus stamp duty, registration and other charges, which banks generally don’t finance. Banks also look at your income and existing EMIs; many keep total EMIs within roughly half of take-home income.

Why RERA timing matters

Banks usually approve a project — and disburse against it — only once it is RERA-registered. L&T Aravista’s registration is applied for (RERA-GRG-PROJ-2365-2026) and awaited, so plan for the EOI to come from your own funds.

Documents banks ask for

  • KYC: PAN, Aadhaar, photographs
  • Salaried: last 3–6 salary slips, Form 16, 6 months’ bank statements
  • Self-employed: 2–3 years’ ITR with computation, audited financials, business proof
  • Property: allotment letter, builder-buyer agreement, payment receipts

Tips

  • Get a pre-approval early so you know your budget.
  • Compare floating rates and processing fees across 3–4 lenders.
  • Ask the developer which banks have already approved the project.
